How the marketplace works

When the Sill marketplace opens, vetted agents in your market see an anonymized Buyer Passport — never your name — and come to you with offers. Here is what agents see, how they are ordered, how Sill is paid, and what happens after you connect.

The marketplace turns the usual order around. Instead of you calling agents and hoping one is a fit, agents who work in your market see an anonymized version of your buyer profile — your Buyer Passport — and come to you with concrete offers. You compare them side by side and decide who earns your business. Nothing about you reaches an agent until you choose to publish, and you can unpublish at any time.

You stay anonymous until you choose

Your Buyer Passport shows agents ranges, not figures: a buying-power range, income and asset brackets, where each number came from, your target area and timeline, and a verification tier. It never shows your name, email, phone number, exact address, exact dollar figures, or your readiness score. An agent reading your passport knows what kind of buyer you are, not who you are.

Your identity is released only through a double opt-in, and it works in either direction. An agent can send you a direct offer that you choose to accept, or you can accept an agent's standing offer, which sends that agent a request they have 72 hours to confirm. Either way both of you have said yes before you are introduced. Until that moment you are a passport, not a person, and unpublishing takes you out of view immediately.

What Verified means

Every number in your passport carries the verification tier of the input behind it — self-reported, document-backed, or securely verified from a connected account — and the passport as a whole carries a tier badge. Agents read that badge as a signal of how much confidence sits behind your numbers, which is why a more-verified passport tends to draw stronger offers. Agents are checked too. An agent carries a Verified badge only after Sill has reviewed their license, and an agent who has been removed from the marketplace cannot relist under the same license.

How agents appear, and in what order

The order you see agents in is structural, and it never looks at money. Agents who serve your primary ZIP come first, then the agents closest to your target area, then agents who have a standing offer at your verification tier, then agents who are Verified, then agents currently accepting new clients. That is the whole list.

The size of an incentive is never a ranking input. An agent offering a larger rebate or credit is not moved up the list, and an agent cannot pay Sill for a better position. The rule is the same for every buyer at every tier.

How Sill is paid

Agents pay Sill a flat fee when you choose to connect with them. The fee is the same for every agent at a given verification tier and never affects which agents you see or the order you see them in. Sill takes no part of any incentive an agent offers you.

What happens after you connect

Once you accept an offer and the connection is made, you are introduced and a private in-app conversation opens between you and your agent. Your data controls live in Settings → Your Team: you decide whether the agent can see your profile at all and how much financial detail they see, and you can dial either back whenever you like. You can also disconnect at any time — the connection ends, and the agent no longer has access to your profile from that point on.
